Because it was a Saturday and I knew the garage door company I usually use wasn't open week-ends. I decided to look on the internet for week-end workers. The first site that came up was Precision Overhead Garage. Their website said if you call before noon, you can get an appointment that day. Even though it was 1pm, I decided to call anyway. After explaining that I couldn't close or open my garage door, they told me they would go ahead and schedule a time that day...even though it was after their same-day service cut off time of noon. They told me the technician would arrive between 3pm-5pm and he would call before coming (that was nice because I was able to run errands locally and not have to wait at home for those 2 hours). I also have to mention that although the company used an answering service to take the call and schedule the appointment, the gentleman that helped me was also very professional and courteous. Derrick, the technician that was assigned to the repair, called to tell me he was on his way. It was also within the arrival timeframe the company had promised. When he got to my house, he was polite and professional. He assessed the problem and made sure that I was clear about the cost of the repair and the cost of the service call. I agreed and he immediately went to work. He never tried to sell me any other services or parts or repairs that weren't needed. He was finished within 45 minutes and the door worked perfectly. I was able to pay with a credit card even without them being able to verify the information because it was a week-end. I was very impressed that they did that, especially because I was a new customer and had no history with them. Garage door springs come in two styles: torsion (see above), which mounts on the header above the door, and extension (Photo 1), which floats above the upper roller track. In the past, extension springs were safer to install but didn’t have containment cables running through the center of the spring. Without cable, these springs become dangerous, heavy whips when they break. They also tend to be noisier than torsion springs, and we recommend you use them only if you don’t have the 12 in. of headroom above the door that a torsion spring requires.
Safe automatic door openers. All automatic openers must now have an auto-reversing mechanism and photoelectric eyes located near the floor on both sides of the door (see photo). If the door is closing and the beam between the eyes is interrupted, the door will automatically reverse. If the eyes aren’t connected, the door won’t operate. The tech that serviced your door must not understand simple mechanics. The tracks do not move, so they do not need to be lubricated. All that does is make a mess. The rollers and hinges DO move, so it is logical to lubricate them, at the hinge barrel or pivot point, and in the little area near the stem of the rollers where you can see the bearings. Adding a bit of lube to the torsion spring also cuts down on the friction between the coils and makes the spring glide easier. However, too much will make it spritz out lube as the door opens and closes, and that it less than desirable. Same thing for pulleys on an extension spring door.

Install the vertical roller tracks first by wrapping the curved lip around the rollers. The top of these tracks should be approximately 8 in. below the top of the top section. Wait to install the upper tracks until this step is complete. Check the level of the top section to make sure the tops of the vertical roller tracks are level with each other. The bottom of the roller tracks should be at least 1/8 in. off the concrete floor. After leveling and mounting these tracks, install the upper roller (horizontal) tracks.
If you have a steel door, but want the look of a wood one, it is not necessary to change your entire garage door. Often, it may be possible to mimic the look of wood with skillful painting. They sell insulation kits at the local big box hardware store and I cringe every time I see them. The box weighs about 15 pounds, which doesn't sound like a lot. It is definitely enough to un-balance a garage door. The springs are calibrated for the weight of the door, and adding weight makes the door "heavy" for the springs. This means that if you pull an operator disconnect handle when the door is in the open position, the door is likely to descend much more quickly than you anticipate. People have been hurt when a garage door came down on them and the momentum knocked them over. Only add weight if the door springs can be re-torqued or replaced with springs of the proper pull.
LED & Florescent lights: I hear you asking “why is this important?”. Both can emit radio and electromagnetic interference that can mask the signal between the smart hub and your opener. If you experience unreliable operation - out they go. The last thing I did was remove an LED lamp from a motion sensor fixture nearby and replaced it with a standard incandescent. Since the light is only on for a few minutes I’m not worried about the power usage if it means the garage door will close when commanded.

When I called to schedule the repair service, I was transferrd 5 times and spoke with 6 service reps. Each rep was very confused by my request to get my garage door repaired. One rep actually told me that Sears doesn't repair garage doors. I had to tell her that Sears installed the door.
