I'm not a professional, but I watched as my garage doors were serviced last year. The tech used a spray lubricant (I had bought a different brand in the garage door section of a home improvement store). He sprayed the inside of the entire track, top and bottom, the rollers that ride along the track, and all hinges on the door. He sprayed each hinge twice -- once on each side. The techs were more generous with the lubricant than I was when I'd done it before, so don't be afraid to give it a good squirt.
In most Rite-Hite dock levelers, a ring rolls in the curve of a lip keeper as someone walks across the deck of the dock leveler. This allows the lip assist bar attached to the ring to push the lip up. Over time, the bar connecting the ring and the lip assist bar wears out, and the ring is unable to stay on the track of the lip keeper. This indirectly prevents the lip from raising when someone pulls the pull chain. This tutorial demonstrates how to properly replace a worn lip assist bar in a Rite-Hite dock leveler.
Noisy garage doors cause all kinds of problems, especially for anyone who has to sleep above or next to the garage. Fortunately, most noisy garage doors can be fixed with a combination of routine maintenance and the replacement of a few parts. If the basic maintenance tips described above don't quiet a noisy garage door, it's possible that the door's hinges need to be replaced.
Overhead garage doors weigh hundreds of pounds, and doors that are not properly maintained or which are equipped with older automatic garage door openers can be safety time bombs. All too common are the tragic stories of garage doors injuring or even killing children or pets who found themselves underneath a closing door. Modern automatic door openers with auto-stop and auto-reverse mechanisms have greatly reduced such accidents, but mishaps can still occur if the door and door opener are not properly maintained.

Your garage door opener: You obviously have one to which you are adding this system. Do your homework and make sure it’s compatible before you buy. If you’re not positive, call or email them with your make and model numbers in hand. Mine is a Craftsman (Chamberlain) made in 1999 with the door sensors so I was good to go. NOTE: Garage door openers have a limit to the number of remotes they can support. My Craftsman supports 4 remotes. With two HomeLink-connected cars, the remote door opener, and the smart hub I am now at the max allowed by my opener. As a result, I had to decommission my "clickers". Do your homework and factor this into your plans.
Containment cables. When old extension springs break, the springs and cables become heavy whips that damage cars and even injure people. To solve the whipping problem, manufacturers now offer containment cables that run through the center of side-mounted extension springs. If you have extension springs and don’t plan to replace your door, make sure the springs have these containment cables, or have a professional install them.

Garage door springs come in two styles: torsion (see above), which mounts on the header above the door, and extension (Photo 1), which floats above the upper roller track. In the past, extension springs were safer to install but didn’t have containment cables running through the center of the spring. Without cable, these springs become dangerous, heavy whips when they break. They also tend to be noisier than torsion springs, and we recommend you use them only if you don’t have the 12 in. of headroom above the door that a torsion spring requires.

Roberto was very courteous and explained the details of what he was doing. He also pointed out a repair I might consider having done (replacement of the bottom panel of my door) and asked the office to follow up with me on this. Someone did follow up with me and since replacement of the bottom panel is not an option and I would have to replace the door, I decided that I can wait.

Wood - Wood garage doors are sturdy and quite beautiful. However, if you live in a humid climate, your doors will be prone to rotting and splitting. If your wood is painted, you must also factor in the costs of painting as part of your regular maintenance routine. The cost of repairing the wood varies depending on the type. However, average cost to repair a wood panel is $190 to $215.
As we’ve mentioned before, springs are installed within your garage lift mechanism in order to help lift the door. Because doors are so heavy, the lift motor would undergo far more significant wear and tear if it had to lift the full weight of the door every time you opened it. Furthermore, in order to ensure that you can open your door even if you lose power in your home, springs allow you to lift the door by hand when the motor is disengaged.

Measuring garage door torsion springs is precise, technical work. It often stumps experienced machinists, engineers, and garage door service technicians. In the door business, we often make mistakes ordering springs. The standard joke is that we'll use them as boat anchors, but you may not have a boat! Click to learn how to avoid ordering a boat anchor.

So you've changed the batteries. You've reprogrammed the remote and the mountain that is your garage door still will not be moved. It's quite possible that your opener's motor may need replacing. Cost for replacing these motors runs around $100 and can be purchased at most hardware stores. If you don't have time right now to fix it, but you still need to open that door, there's a red cord that hangs down from the motor which will temporarily disconnect your door from its power, enabling you to open the door manually.
Adding insulation to a hollow garage door can help heating and cooling costs and reduce noise. However, the most important thing to consider is how much weight you are adding to the door. The springs on a garage door are specific to the size and weight of the door, and adding weight to the door without changing the springs can damage them and wear out gears faster in the electric operator. Also, adding a strut across the door might be necessary to make sure the door doesn’t buckle when in the horizontal position.

Keith was awesome. Our garage door had a major meltdown, and was completely inoperable. Keith was not only on time, but he was friendly and explained the repair process thoroughly. As the door was stuck partially open, his prompt arrival and repair expertise gave us the peace of mind of having a large access point to our home being resecured. Thank so much!
