With over 300 independently moving parts, your garage door is a deceptively complex piece of equipment. To help prevent malfunctions and break-downs, it is a good idea to occasionally perform a garage door tune-up to keep all of these parts in good working order. A regular tune-up service by a Sears professional can prevent unexpected door problems and prolong the life of your existing equipment.

Step 1: Check the metal tracks inside the garage. Look at the mounting brackets that hold the tracks to the walls. If they're loose, tighten the bolts or screws at the brackets. Working inside the garage with the garage door closed, examine the tracks for dents, crimps, or flat spots. If there are any damaged spots, pound them out with a rubber mallet, or with a hammer and a block of scrap wood. If the tracks are badly damaged, they should be replaced.
Called on a Sunday just to get your hours and the phone was answered....took our information, found a convenient time slot, sent a confirmation email with techs name and photo...this part could not be better. Barry C. showed up, explained everything (problem, solutions, time to repair, etc.), provided options and costs for each option and saw my level of interest so allowed me to see how the repairs were completed. He mentioned it would take about 30 minutes to complete the job. I decided to finish trimming two shrubs, because there is no way that job could be finished in 30 minutes. Well, I came back and he was down, WOW. He explained exactly what he did, which was exactly what he thought he would need to do. Barry C. was very polite, knowledgeable and efficient. This part could not have been better. Overall, the experience was perfect. It costed more than I expected, but the warranty, technician skills and quality of the product; well worth money.

Since their invention in the 1920s, electric garage door openers have come a long way. Garage door openers work by using a trolley connected to an arm that attaches to the top of the garage door and slides back and forth on a track, which opens and closes the garage door. When operating the motor, a chain or belt turns and pulls the trolley along the track. A good garage door opener will have a horsepower of 1/2 HP, 3/4 HP, or 1-1/4 HP. Garage door openers have the ability to open and close a limited number of times in power outage emergencies. Security is something else to consider when purchasing an opener. It's helpful to have sensors that will stop the operation of the garage door when a person, vehicle, or other obstacle is in the way.
We've seen many garage doors off the track, and in some cases, on the family car. When the garage door system is not functioning optimally, the rollers and tracks can bend, and you may end up with a mess in the garage. If the garage door is salvageable, let us come and safely reinstall the garage door and make sure it won't happen again. Unfortunately, the damage to the family car will have to go through your auto insurance.
Annual maintenance. Make an annual check of all nuts and bolts on rails and rollers to make sure they’re firmly tightened. Check the condition of all cables to make sure they’re not worn or frayed. Lubricate rollers and springs with a garage-door lubricant (see How to Fix a Noisy Garage Door for maintenance and problem-solving tips). The door should operate smoothly and be properly balanced. Check the balance by disconnecting the opener and lowering the door halfway- the door should hold its position. If it doesn’t, adjust the spring tension or replace the springs.
Does your garage door close part way then reopen? Does the door bind and stick? Are there scraping sounds as your door opens and closes? In my 30 years servicing garage doors I have found these symptoms to be some of the more challenging for do-it-yourselfers to diagnose. One major cause of failure for garage doors using extension springs is that the pulleys wear out.

It is precisely on those coldest days of the year when you most need and appreciate the convenience of opening and closing your garage door quickly. Sadly, that's exactly the kind of day when moisture and cold can conspire to make this difficult. Garage doors can and do freeze to the garage floor. Sometimes it is just a minor icy connection between the two that can be broken when you hit the opener button. If the door refuses to budge on the first attempt, though, resist the urge to keep banging on the automatic opener button. This is likely to cause a more serious problem with the garage door opener—including, but not limited to, stripped gears, broken springs, and a burned-out motor on the opener.

I'm not a professional, but I watched as my garage doors were serviced last year. The tech used a spray lubricant (I had bought a different brand in the garage door section of a home improvement store). He sprayed the inside of the entire track, top and bottom, the rollers that ride along the track, and all hinges on the door. He sprayed each hinge twice -- once on each side. The techs were more generous with the lubricant than I was when I'd done it before, so don't be afraid to give it a good squirt.
Location, climate and building codes are just a few factors to consider when determining which type of garage door is right for your home. Depending on the region you live in, you may need to choose a wind load option for your garage door. Wind loaded garage doors help safeguard your home in high wind prone areas. With garage doors serving as the largest and often times the primary entrance to the home, an insulated garage door may also be right for you.
Remember, not all garage door springs are alike. They are not one size fits all. If yours breaks, make a note of the brand and color code on the spring you need to replace. We'll get you the garage door opener parts you need, from seal kits to torsion and extension spring kits. Save money by replacing garage door hardware instead of replacing the whole unit.

There are many lubricants out there but many garage door experts suggest using WD-40 (or similar light weight oil) twice a year to keep garage doors in working shape. All the moving parts of the door should be lubricated, including the hinges, the springs and the rollers. A bead of oil across the top of the springs will give a nice coating, and spraying the rollers is most effective. Also, it’s a good idea to check your garage door hardware for loose screws, nuts and bolts as you lubricate.
